We are currently buying foreclosures/REO's, rehabbing them and then selling them. I am looking for hard money lenders for NV and AZ loans on single family residences. I purchase homes at 65-70%of appraised value and resell at a discounted retail after renovating the property. For me, the use of hard money is preferred simply because of the speed at which it can be obtained. The turn around time on the projects is 60-90 days, from purchase to closing with a new buyer.
The lender I use in CA does not do out of state lending. In California I am able to borrow 65-70% of appraised/comp'd value (which on my purchases amounts to 100% financing) with funds available in 10 days. If you have a program available that would be of use to me, please email ASAP.
