Description:
I will be purchasing several commercial real estate parcels, including approx. 3 acres of land, a 2 story house and re-opening the restaurant that was previously in one of the buildings. This was a long time neighborhood restaurant which was a bar for several years, and now empty for a year. Our research indicates the community highly supports this opportunity. We will have casual family dining with excellent prices to match the economy, with a coffee shop near the rock fireplace, and a game room for kids. We are between two newly incorporated cities, growing with mostly young families and exploding school populations. They just completed upgrading the street to a 5 lane with landscaping and a bike path. The buildings are mostly empty and in disrepair, and shortly may be going into foreclosure. I want to contact the private note holder before that happens. We will need capital to purchase and rehab the buildings, and operational costs for the restaurant for approx. 4-6 months. I have an excellent General Manager who has started and opened several more upscale restaurants, and has a following in the area. We also have a culinary school at our college that provides many qualified and talented employees. I had started application with US Bank for an SBA loan, but it takes months to approve and fund, and with the economy they are not sure if they can move forward. I am a licensed insurance agent/manager, have other real estate holdings, and started and am Director of Hearth Homes, a nonprofit housing homeless women and their children. My credit score is excellent, even with a small reduction due to a loan for a foreclosed property. Thank you for your consideration, Karen Fournier
