Description: Dear Potential Investor: I would like invite you to review the executive summary for “Brownfields to Greenspace”, an important and exciting project we are developing which combines brownfield redevelopment, renewable energy and 21st century jobs creation in economically struggling rural or remote areas with tremendous returns to investors and stakeholders alike. Critical to the success of the project is taking advantage of the substantial public funding opportunities at the intersection of these needs. While private funds are a critical component of the investment mixture, the levels required will be small in relation to public funding and will be used primarily for the services required to acquire and manage the public funds. The project as a whole generates cash like a highly profitable manufacturing operation. Legislation, subsidies and mandated production levels ensure steady demand, constant pricing levels, short payback periods and high rates of return while utilizing undervalued (or “useless”) resources in rural areas ensures enthusiastic support and favorable business situations. To date, we have made significant progress into taking this project from a concept to reality. A few of the highlights are listed below: – Connected and met with appropriate agencies at the state and local levels in Michigan, with overwhelmingly positive responses and pledges of support to date – Identified potential public funding from state and federal sources in excess of $100M in the form of grants, low-interest loans and convertible debt/equity arrangements – Established interest at leading renewable energy and biofuels firms, with a mutual NDA in place with Range Fuels whose Soperton facility will be online this year – Identified several facilities for pilot projects at the state level and currently working with the land division of a Detroit automaker to identify additional potential sites – Obtained ideally suited land from a township on Lake Michigan to which they have agreed to write a letter of intent granting a brownfield site of about 100 acres, project indemnification, assistance in the form of tax incentives and help with the state/federal funding. – Selected as a private/state initiative to be presented to Michigan Gov. Granholm for inclusion in the Obama Administration’s “American Reinvestment and Recovery Act” We will be meeting in February with the county commission and local angel investors to continue to move this forward. We will also be meeting with a major oil company with the goal of securing corporate VC investment and collaboration as they have a facility in close proximity which could afford them tremendous synergies. As the project continues to gain momentum, we are reaching out to potential investors, such as you, in an effort to raise the capital required to maintain the progress we are experiencing. At this point this is still a speculative venture, however we feel confident in it promise, and are 100% committed to pursuing success. Please contact me if you would like to have further conversations regarding potential investment.
