I have a business plan. The concept is to buy properties wholesale (70% LTV minimum) and resell them back to the public at a 10% markup. Exit strategies include owner financing and reselling the note at a 20% discount, rent to own, or simply resell to a buyer via a competitive auction.
I have seven years of experience in real estate. I have been an active investor for 3 years. I'm looking for monies in order to buy homes all cash and or put at 50% down payment and get a mortgage for the rest.I'm willing to give a 20% interest rate over a period of one year or less.
