I have been a Real Estate Developer since 1989 in the Greater Seattle and King Co. My primary expertise has been the locating and the developing of properties with homes that have the potential to create in fill lots from that particular property by the means of Segregation, lot line adjustments, Reverse Lot Line Adjustments, 75/80 Rule. I have developed high density town home lots as well. I have also done a number of Short Plats in the City of Seattle, Burien, Tukwilla, Hailey Idaho, and Unincorporated King Co. I would primarily buy properties, do my segregation, or other means, to develop these lots and sell the lots to builders and keep the homes for my Real Estate portfolio. Because of the demand for homes in this area, and the increased home prices, I got my General Contractors license 2 yrs ago, and I have built and sold 2 homes.
To summarize my request 1) I am looking for short term capital for acquisition of existing home with in fill development potential, 2) Land acquisition capital for new town home lots, 3) Construction financing.
