San Juan Estates founder, Jonathan Ortiz, lived this experience himself on both sides. First he lived in an extraordinary rental, then, moved because of work relocation, the new rental he signed in was a nightmare, the management was rude and disrespectful, property wasn’t being taken care of, when the owning company showed up to the property, didn’t seem to care for their tenants.
Based on this experience San Juan Estates principal goal is to improve the long-term renting experience by taking special attention to its tenants needs around the property. Part of the basic needs are upgraded units. Beautification of common areas, structure, and gardens. Addition of amenities. Integration of community and local commerce for offers, benefits, memberships and discounts for them to enjoy.
This goals create what is called in the industry forced appreciation of the property, it atracts and retain tenants without major marketing efforts due to improved conditions, and allows to increase rents above market average.
