My name is Vance Clark and I am the owner of JVC Investments and Port City Welding. I invest time and money in a neighborhood that is in a very unique area in Wilmington, NC. My father has been investing in this area for 20+ years and he never regrets doing so. The houses we invest in are unlike most investment properties, in the sense that they are positive cash flow, positive appreciation and easy to rent and maintain. They usually sell in the range of 110’s to $130’s. They are duplexes and each side rents for $550 a month / $1100 per duplex. There are 200+ duplexes in this neighborhood and none of them are for sale. Any other neighborhood you go in there are always 2-3 houses for sale on every street – this entire neighborhood – NONE are for sale. I have an opportunity to acquire 3 more of these duplexes at a very reasonable price $105,000. Given that the gross rent is $1100 these units are CASH COWS! I have a credit score of 714, and excellent payment history. The overall plan is to acquire as many of theses units as possible because each one is another $300-$400 per duplex in the bank every month!
