Description:
Investment strategy is to buy a portfolio of well-located (i.e., "trophy locations"), income producing, commercial real estate in mid to large metro areas of the USA. The objective is to establish a portfolio of triple net ("NNN") leased properties. Each property will, at the time of acquisition, have long term leases in place with large, well-known "credit tenants,” such as: Lowe’s, The Home Depot, CVS/pharmacy, Walgreens, Starbucks, Burger King, Jack in the Box, Wachovia, Chase, Wells Fargo, McDonalds, Bank of America, AT&T, Costco, and Walmart. Target regions for acquiring properties include: Austin, TX; Phoenix, AZ; San Diego, CA; Portland, OR; Seattle, WA; and Salt Lake City, UT.
The proposed investment strategy is safe and conservative, and one that will provide security of the loan funds and insure that all principle and interest payments will be paid as per agreed to loan terms. All purchases would be pledged with 1st deeds and notes on the loan funds.
