Description: Unlimited Boundaries, LLC, a Texas limited liability company (“the Company”) based in Lubbock, Texas is real estate property acquisition, management and investment firm, that seeks to acquire undervalued multi- family dwellings throughout the United States using funds from third party investors. Together with investors’ capital, the company endeavors to acquire undervalued, foreclosed, high vacancy or poorly managed properties with a process that seeks to create financial gain through the purchase of these undervalued properties which they subsequently repair and remodel. The resulting revitalized dwelling is then sold to either future owner occupants or to real estate speculators. Our Mission Statement To provide a professionally organized and operated transparent system that offers investment opportunity to the investment community at large, attracting funds from both private and institutional sources to work together over the long term to maximize short term financial gain. Our goal is to provide outstanding annual rates of return to passive investors using a system that seeks to capitalize on local experience, local knowledge, networking, aggressiveness and speed to seek the best investments available from auction or direct property sources. Principal Manger Jeff Cross has assembled a very experienced and team of professionals. He takes an active role in purchasing decisions in the day to day search for properties that fit our model. The Process The Company shall cover the full range of activities necessary for the successful procurement and management of undervalued properties. These services include initial research on property valuation and evaluation of title issues on targeted properties. The Company shall employ knowledgeable independent “bird dogs” that shall cover key strategic areas within the United States marked by high employment, yet undervalued. Mr. Cross has and shall continue to fostered relationships with foreclosure, banks, realtors, and professional consultants to target select properties. A typical purchase involves analysis and assessing whether a sufficient profit will be made by paying the minimum bid (or purchase prices). After reviewing title to the property and examining existing loans and/or other liens and title, the Company’s designated personnel will drive to the property to determine its physical condition and to assess the extent and cost of any repairs. Should the team wish to move forward, the bidding becomes paramount, especially if others wish to compete in the bidding. Once the property is purchased, the crew organizes a repair and renovation plan, and begins immediately with any necessary clean up, repair and improvements so that the property can be ready for market. Returns The Company anticipates excellent gains as a result capitalizing on purchasing strategies in a fast moving market. The average annualized translates to a 32% ROI. Of course, actual returns vary on a deal by deal basis, and no assurances or guarantees are made to any prospective investors.
