Hi, I am a small Builder/Developer/Contractor/Property Manager & Joint Venture Partner.
We currently have a small inventory of properties/projects in various stations of completion that need an influx of capital to move them forward toward completion. The projects are a combination of primarily residential building lots, existing structures and mixed use properties.
Examples:
1. Property was purchased by us, minor sub-division was approved, built & sold three new homes on approved lots, still own & rent one of the homes, and one approved single family lot remains that can be sub-divided into 5 to 8 addtional lots.
2. Property was purchased by us, its an approved single family lot, should be sub-divided into two lots for best use and profit.
3. Property was purchased by us, it's an existing mixed use non-occupied property, would like to renovate and expand existing building and develop 6 to 8 three story units on balance of property.
4. Unapproved 6 to 7 lot sub-division.
The deals can be structured a number of ways under new and/or existing enitities. In exchange for an influx of capital we would offer a fair return and/or joint ventures and possible equity positions. On a phased bases the funds would be used to secure sub-division approvals, site development, new construction, renovations, operating expenses, and capital reserves. All the properties are located in South New Jersey, in Atlantic (Pleasantville) and Cumberland (Bridgeton) counties.
