Description: Guardian Assets,LLC invests in residential real estate in Albuquerque, New Mexico. We target and purchase properties that can be bought at a deep discount, comparably 50% to 65% of fair market value. We only buy when we know what the house will market for after renovated to top market standards’, ensuring a profit is made when we buy. The renovation process is performed at the highest level of quality in the shortest amount of time possible. The entire process takes no longer than 120 days from start to finish. The properties targeted for this plan are affordable single – family homes in the Bernalillo County area of New Mexico. These properties will be purchased in desirable areas and sold at a price that appeals to the middle class working community, (first time home buyers) therefore targeting a greater number of potential buyers. We target properties in need of cosmetic repairs and/ or updating, with the cost of repairs normally not exceeding $15,000.00. We will not purchase properties with severe problems that could be costly and time consuming to repair. Targeted properties generally cost $125,000.00 (or less) and will be re – sold for up to $200,000.00. Our target properties are located through a variety of means. Our primary resource for leads has proven to be pre – foreclosures & REO’s. We utilize foreclosure notices and a foreclosure listing service in locating all types of properties. Usually the sellers are motivated and the properties need cosmetic repairs. As helpful and efficient as the foreclosure list may be, we do not stop there. We decided early on that if we were going to be successful, we had to be one-step ahead of our competition. We implemented several strategies for locating real estate bargains. The following outline will give you an overview of how we locate real estate at below market prices. 1. Pre Foreclosures 2. REO’s (Bank Owned) 3. Foreclosure List 4. Foreclosure Auction 5. Classified/ Display Advertising: 6. Post Card/ Direct Mailer Campaign: 7. Other Investor/ Wholesale Buying 8. Billboards 9. Bandit Sign Campaign: 10. Vehicle Advertising: via company vehicles 11.
