I invest in property taxes on behalf of delinquent tax payers/propery owners. Delinquent tax payers have a specified time frame to repay the investment with interest; if the taxpayer does not pay within specified time frame, then I become the legal owner of the property, free and clear of all other leins. At this time I may sell the property at the price of my choosing. Another option that I have upon becoming the property owner is, I can rent the property out and create a positive monthly cash flow. I can also contract with a buyer by way of a lease purchase agreement. In addition I can use the proceed from the sale to buy other properties from motivated sellers; in addition to repaying my loan to the investment company that got me started.
