I currently have a 5 acre auto cad site plan for a 31 site r.v. park with an existing 1.5 acre fish pond and a walking path around the entire property in Robinson Texas (just outside of Waco, Texas). The property is across from storage units, grocery store, coin laundry and middle of town and is intended to be a long term stay park (6 to 18 months). I have all my sub contractors ready to begin work and the property is under contract.
I'm in the process of receiving all permitting from the city and the build out will cost roughly 900k. When finished the park should clear after tax roughly 130k and I plan to sale the property at an 8% cap rate for 1,600k as soon as the park is full.
The only other individual involved in the project is a manager/owner who will be helping with the build out and bringing the park to capacity.
If you are interested in being part of this project I'm looking for a minimum of 100k cash investment in return for ownership.
