we buy foreclosured homes with short sales, negotiated professionally with the lender. we work hard to create a hardship case to the lender to win debt forgiveness for the sellers. then assist and refer to a credit building professional so they can buy again. this builds an expanding buyer base. our exit strategies include selling at wholesale with no improvements, rehab the property and sell retail, or lease option (for maximum 3 years) to buy. we have 20 homes under contract and in various stages of negotiating. we have closed our first two deals, which are currently producing rental income until we secure a sale to complete the transaction. we are looking for private investors who would like to put up the purchase/rehab capital for our transactions. depending on the exit, we are able to offer a very good return on investment. the partners have been working together for several years as real estate agent/client before starting a business this year, with over 65 years of real estate experience between them.
