I own a large (20 Acre) parcel of raw land that is going to be annexed and re-zoned as "Village Center." This is going to be "Main Street" for the new live/work community in Portland, Oregon. Land value is appraised at $4.5M but a consulting firm time estimates that it will be worth $8-10M in 3 years when development begins. I am looking for an investor to put up $1 million for a 30% equity share. Someone will instantly set into $350,000 equity and will get a total return of $2.5M to $3M in 3 years when we sell. We will also consider a note instead of a capital contribution.
