One segment of the market that seems to have been overlooked by the industry is the population with strict dietary needs, like pure vegetarians, vegans, etc. The retirement condos at ShantiNiketan1 and ShantiNiketan2 in Tavares, Florida, has been conceived to cater to the niche market requiring different foods, based on ethnic and other needs.
ShantiNiketan2 has entered into contract to purchase approximately 140 acres of land located off Route 19 in Tavares, FL (Appendix 1) for approximately $3.5 million. Tavares is located between the famous Mount Dora and The Villages in Lake County. This belt is a retirement belt with many retirement communities and medical and other facilities catering to the retirement population. The land is owned by Palmer Homes, a big builder in the area. They are liquidating the property, which had cost up to $10 million to acquire and develop.
The land consists of 2 Phases. Phase 1, on about 40 acres of land is already approved for about 91 single family homes. Out of that 18 homes have already been built and sold. We will be buying the remaining 70 fully developed lots out of this Phase1 land and another 100 acres ear marked for their Phase2 which is zoned and approved for another 400 single family homes.
ShantiNiketan2 proposes to develop single family homes on the Phase1 land and rezone the Phase2.
