Hello, we are a start up company. Our business is primarily focused on developing resorts in the Caribbean. We currently have a project that will require between 5m-10m to develop. (@ 5m we would incorporate pre selling Time Share or Vacation Club Memberships).
We can provide for debt servicing easily and great yields for our investors (@9m =28% cap rate).
Time is of the essence due to we have motivated sellers. We would like "Gap Funding" of seed capital of 100k to immediately proceed to the site, conduct an onsite feasibility & marketing study and tie up the property with approximately 30k. We are scheduled to develop two sites simultaneously (for Vacation Club Status) on different Islands. However, if need be, we will develop the first site only (pending our investors' resources).
