With the bubble getting ready to pop in the houseing market, we identified a need that we began working to fill. We will purchase distressed, FSBO or REO properties in descent neighbor hoods. Using precse market derived data we will offer a price that allows for all costs, including unforseen, and factor in our profit into the purchase price. We will rehabilitate the property and sell it. Our target is young couples, with children, who have saved enough money for a small down payment. They will have decent credit (650+) who are trying to get into a "good neighborhood". We will factor in enough of a profit to offer owner carry in some instances.
