normally i've been looking for people who wants to purchase a home, and I look for someone who wants to sell a home--connect the two together and make small profit. If I had the funds to purchase a "for sale by owner" normally the owner is willing to except a lot less than what he's asking, depending on how long he has been trying to get rid of the property. Roughly speaking, if a piece of property is appraised at 100k and the owner, with no leins, is asking 70k, its a possiblity he will take 60 to 65k. Then I would turn right around and sell the property for full market value
