Living Water Ventures is the newest venture into real estate. I have other companies that primarily deal with residential remodel, new construction and lot development. I stopped working the intown Atlanta affordable housing market years ago to pursue easier and higher profits. With the current reduction in wholesale prices, yet with retail holding up fairly well, it has once again become an excellent market to either immediately re-sell or hold and sell in 2-5 years. Acquisition and remodel costs are low enough to positive cash flow. I have take out financing for any properties we still have at the one year seasoning mark. I have hard money lenders lined up at 1pt and 9.99% all day long because of my excellent credit, cash flow and rep. I only typically have 50-100k liquid, so am l
