I am a startup business. I market for distressed homeowners and motivated sellers in the pre-foreclosure market. The homeowners who no longer can make their mortgage payments and will eventually lose their homes to their lender contact me.I negotiate with the lender to accept 40%-50% of the mortgage balance, as stated in the purchase contract with the troubled homeowner. I am looking for a source of private funds that would be available on the negotiation of high priced homes with lenders. These would be $1,000,000-$5,000,000 mortgages that I would typically negotiate 50%-60% cash payoff to the lender. I then sell the new mortgage on a cash basis to an investor who had the funds.I have a stream of these currently, and I would use my marketing and negotiating services to identify these prop
