Some of the aspects we seek out in a market include: • Strong existing or potential job growth • Expanding population and household formation • Proactive economic development departments and local government • Building of infrastructures such as new highways and airports • The flow of funds into the area Once we find areas with these characteristics, it provides a stellar foundation for commercial property and will drive improved fundamentals and appreciation in the asset. Strategy Our strategy is to identify desirable sub markets within these growth markets where local occupancy is above 90% and there is strong rent growth potential. We seek assets with identified value plays driven by poor management as these present the opportunity to increase the value of the property through astute management. These include situations such as overpaid staff, bloated expenses, under-market rents, the ability to institute a utility bill back program or an opportunity to upgrade the tenant base to market conditions. The combination of emerging markets, strong submarket and property value plays will accelerate the equity appreciation of the asset during the hold period. To be considered for acquisition, an asset must meet or exceed our criteria. For example, the property must have 100 or more units, an age range of 20 to 40 years, good unit size and have a unit mix with amenity package competitive with the local market.
