Description: I have been investing in Real Estate for almost four years now and have been through the boom and bust. I acquired my real estate sales associate license about eight months ago as another avenue to investing in as much real estate as possible. I currently manage 28 rental properties with minimal expense, including vacancies which last less that a month in almost every case. The amount of investment opportunities I came accross in real estate as well as the ones I create from foreclosures, probates, wholesales, and any other aspect I can get my hands on are unlimited. I am NOT a speculator and DO NOT buy a house to "flip". My plan for almost every house is to buy with quity built in and hold onto until the market becomes stronger and in the mean time rent the house and build more equity in the home that the rentor pays for. There are houses out there, however, than can be purchased at such a low price that to turn around and sell them for a nice profit a short time later is definitely a good idea. According to the media the real estate market right now is not a good area for investing. That being said, when a nice house in a nice area, no crack or low income houses here, can be purchased for $80,000 and rented for five years with a positive cash flow of $300 a month and sold in 10 years for $200,000, you have made $120,000 from appreciation, built in when you bought the house at half of market value, and $36,000 from rent, I do not see how this is in any way a bad investment. This for a total profit of $156,000 or 195% ROI. I am looking for investors who want their money to work FOR them. These deals are not 100% guaranteed but nothing in life is. But those who take chances are more often rewarded, and handsomely, than those that say it can't be done. Join me on this journey.
