assistance with personal care, housekeeping and transportation. These services will be provided in a group home setting with great care being given to each persons needs and
preferences.
Company Background: How we got here – Donna Hart is 48yrs young and William Hart is 57yrs old! Together they have 5 children and are currently collecting grandchildren! William
has been selling Tractors and Equipment for Huntsville Truck and Tractor in Huntsville Texas for the past 18yrs. Previously he worked in the Auto Parts business for 20 yrs. Donna has
Co-Owned a Small Residential HVAC Company as well as performing outside sales for a Commercial Cooking Equipment Company. She worked from 2004 to 2010 as a Correctional

As the baby boom becomes the elder boom in coming decades, profound change will occur across North America and Europe as the elderly become a dominate part of the population.
In the United States, 80 million baby boomers began to turn 50 in the last year and many are already looking to early retirement. Almost half of Europes’ population could be over 60
by the year 2050 as the population growth slows. Those approaching retirement age today are at the vanguard of this much heralded demographic change, and with it, radical change
in societies structure and business opportunities. Among those sectors expected to accelerate in demand is the assisted living marketplace. Assisted living represents the middle
ground for the elderly. Housing accompanied by some assistance allows seniors to remain independent as long as possible. Services are tailored to the individual as they need them.
Meanwhile, Wall Street has eagerly embraced offerings made by the leaders in the industry, recognizing the significant growth prospects for assisted living. This industry now has over
30 billion dollars annual revenues.
Technologies/Special Know-how: Unfortunately – as with many direct care industries ( skilled nursing – child care) pay for those doing the actual care has historically been low and
has led to quality of care being low. The Hart House is designed to be a small facility ( 6 to 8 beds) with the actual owners providing much of the direct care. The caretaker to resident
ratio very much lends itself to a much superior level of care for the persons living in the facility.
Markets: As mentioned above the growth for this market is inevitable. The charges for these services typically run between $2000 and $3000 per month per resident which includes
housing, utilities, personal care, meal preparation, housekeeping, medication control and distribution and transportation – to and from medical appointments and religious services.
Base charge per residents at The Hart House will be $3000 a month/ any additional services will be charged separately. We are currently only accepting private pay. We will soon be
qualified ( have to be up and running) to accept long-term care insurance and/or Medicaid or Medicare .
Distribution Channels: We are very much a personal business and as such will have most of our clients come to us through word of mouth. We will have a website and do advertising if
the need arises. Understand that as a part of the environment we will be enter acting with the immediate community by way of organizations such as AARP – The Chamber of
Commerce – Local Senior Services –Faith based Programs, et.. We are also encouraging the families and friends of our residents to be as involved as possible.
Competition: Larger corporate owned facilities are in the immediate area. These mostly cater to those in need of skilled nursing 24 hr care. There are a few private personal care homes
in a 50 mile radius. There is healthy relationship between the owners of these facilities and we at The Hart House strive to maintain such.
We are seeking startup funds to purchase our facility.
