RiverWalk at Loon Mountain, LLC is a New Hampshire limited liability company that currently owns 25 riverfront acres in the downtown village district of historic Lincoln, NH, which it anticipates developing, marketing and managing as a mixed- use resort project. RiverWalk at Loon Mountain, LLC is looking for subscribers in order to raise $4 million in small business funding to fuel the growth of our resort condominium hotel and hospitality business, and is primarily interested in receiving capital from Equity Funding, Venture Capital, Angel, Private Equity, etc. At this point, RiverWalk at Loon Mountain, LLC currently projects annual gross sales in the region of $15M+.
The Project is planned to be a first-class, 170-unit mixed-use resort development, offering ski-in/out access to Loon Mountain via a chairlift to and from the project. The resort features luxury accommodations and amenities including a 400-seat theater and conference center, outdoor four-season pool, a spa and wellness facility, dining, and retail. Loon Mountain is New Hampshire’s most popular four-season family vacation recreation area, and only 90 minutes from Boston. The project will be marketed to the over 7 million tourists vacationing annually in the region.
The project suites are to be sold as fractional ownership shares; the resort and amenities will generate long-term cash flows from rental revenues, management fees and other commercial applications. The company intends to offer opportunities for equity and debt investments in the company which will be set forth in detail in the Memorandum (the “Offering”). The current equity owners will retain an ownership interest in the company. As a member of the Limited Partnership, you and your successors shall be entitled to additional benefits: right to purchase resort suites or fractional interests at a 10% discount from the then-current established sales price; 10% discount on amenity fees, including Loon Mountain lift tickets and season passes.
The development team will use the funds that are raised for the purposes of site acquisition and construction funding. The project’s development team is headed by Dennis M. Ducharme, RRP, a 25-year veteran of the hospitality industry, with experience in resort development, management, and finance, including property acquisitions, product design and construction, lender relations, condominium and hotel operations, asset administration, and resort information systems. Ducharme’s developments in Massachusetts and New Hampshire have produced over $120 million in vacation ownership sales, and over $55 million in resort rental income. Ducharme currently serves as a Trustee on the Executive Board of the American Resort Development Association (ARDA), and holds its coveted designation of Register Resort Professional (RRP). Locally, Ducharme has enjoyed a productive 15-year stint as a well-known and successful developer of resort property at Loon Mountain.
