Am a novice investor, with the desire to build a strong profolio of Apartment/Commerical investments, creating financial independence,security, stability. I need help with startup. Needing to open a LLC account for my investment company, purchase of investment property/ies and some office equipment,etc.
I have a few investment opportunities in mind,with the need of financial help. I am open to JV partnership as well. I have been made an offer to purchase a 28 unit apartment building (Condos), for 3.9 million worth over 4 million. Management co already in place. Owner is looking to liquidate. Property is 2 years old with a cash flow of over 40 thousand a month.
Also, am interested in an assumable non-recourse investement for Jared's Jewelry/corp lease w/Inc., over 10 years before rollover. NNN property as well.(a 2 tenant shopping center). Am needing only less than 30% of a down payment to aquire this stable and well located property, with the sale price of
$6,789,000.00. With NOI of $548,551.00.
