We will be investing in the real estate projects in Bangalore, India. The assets would be land, apartments and villas for appreciation and rental income. Typically for apartment projects entry at pre launch stage ensures good returns. The apartment construction takes 2-4 years depending on the project size. We can expect the apartments to appreciate at an average rate of 8% in the first 10 years. The rental income can give an average yield of 3-4 %. The returns on the sale and rent will be split in the ratio of 80% to the investor and 20% to me. The collateral will be the invested property.
I had invested in an apartment in 2009 and now it is ready. Between then and now the property value has appreciated by 75%, the rental in the area has appreciated by 60%. I did not do anything to get this appreciation. Now I want to venture into this in a bigger way with help from investors. This is a low risk investment.
