I buy and sell houses at a steep discount. I run focused (and succesful!) marketing campaigns to locate exteremely motivated home-sellers with significant equity in their properties. I have a number of tested, legal strategies for acquiring these properties at 40-65% of their market value without much cash. My exit strategy is to market my properties extremely aggressively and sell 15-40% below market value. So far, I have been succesful at taking over payments (using a trust and schedule of beneficiaries), then selling via owner financing for a significant profit and on-going cash flow.
One piece that I have been missing is the ability to pay all cash when necessary. For example, I have an accepted offer for $890k on a property that appraised last week for 1.45M. The seller wants cash, but I do not have the cash to offer. My market analysis (which I would be glad to share) shows that the house will sell in 2-3 months at 1.2M. In this case, I am glad to offer a 20% annual return on a 6 month loan (negotiable!).
