Land is located between Opelousas and Lafayette (near Sunset) in Louisiana.
We have a 108 Acre piece of land that would be perfect for a mixed use development. We want to put manufactured housing along with a storage facility on the land. The focus initially is the manufactured housing development which will be subdivided with covenants and restrictions appropriate for the development.
The marketing shows a need in the area for the target income group; specifically for a well designed manufactured housing development with amenities (we are targeting people with families who make between 30 and 70,000 a year). The land has great frontage, zoning, and a good flood location. Utilites are present, as well as sewer and a major road which can be accessed easily. The land is cleared and ready for landscaping. The location is prime for Lafayette, Sunset and Opelousas… even Eunice. All these areas are where people work in the area.
We need seed money so we can develop the land with the proper amenities. This is a long term investment that will pay handsomely. At a density of 6 houses per an acre, with the continued need for housing in the area and the need people have for an area to put their houses… the profit potential is substantial. With proper capital infrastructure houses can be bought to rent for the development, storage facilities and commercial establishments that serve the population and increase the amenities can be manufactured.
