Description: I'm an Active Investor and a Real Estate Appraiser. I'm also the CEO of BIC Real Estate Development Corporation in Bakersfield, CA. This is a new corporation funded by our existing company called Bakersfield Investment Club. We have two builders that work for us exclusively, and they have an in house crew of 70 people. Our business activities include fundraising, flipping, buying and renting, building and selling, building and renting, and buying thousands of notes in $25 increments. We are currently buying five houses a week and a tract with 241 lots. The purpose of the tract is to build 50 houses and 191 four-plexs. Here's what we are looking for: 1. Funding to buy more real estate including houses and tracts, and to increase our ROI by lowering the amount of cash necessary for purchases. Funding can be in the form of debt or equity. Terms for debt are 10% secured by real estate in the form of corporate bonds; there is no minimum or maximum loan or equity amount. Points are negotiable. Longer terms are better, and we are willing to pay you 10% indefinitely with the right of survivorship. We can provide monthly interest only payments with high liquidity. If you find a better option, we'll help you cash out quickly. Our funding requirements to build out the tract we're buying is 60M over three years. We also have several other tracts we'd like to buy. 2. Funding to buy more notes to increase our long term monthly cash flow. All funding is secured by notes in the form of corporate bonds. We shoulder the risk and pay you 10% interest only for any length of time. There is no minimum or maximum. If something goes wrong with the investments, we'll just cash you out. 3. Just like an insurance company, we receive money over time for our services, and we're looking for a way to pay our sales people up front for 90% of their first year commissions. Any cancelled services will result in a charge back against other account receivables, so you won't lose anything. This is just to improve our cash flow. 4. If you're great at fundraising, call us and we'd be happy to pay you for bringing us additional funding. We purchase insurance to protect your investment, and we also take care of the people that invest money with us. If you're interested in meeting to see if we can work together long term, please send me your phone number and email. Thank you, Daniel Nase, MBA Cell: (Phone # removed)Email: (URL removed)
