Short sales is when a lender authorizes the sale of a property at a discount. I consult individuals who are facing foreclosure. With the approval of the individual(s), I negotiate with the lender(s) to short the mortgage(s). This is a win-win situation. The individual(s) prevent a foreclosure from going on their credit report, the lender doesn't have to take back the property in foreclosure and have it sit in the REO inventory, and i make a profit on the property by selling it for fair market value.
