Cash Is King Opportunity Fund, LP is a fund looking for investors who wish to take advantage of the foreclosures/preforcelosures/REO market yet do not have the cash necessary to do so (because cash is king). This is a local fund, currently focusing on the San Diego area because that is what we are most familiar with.
The homes we are looking to buy are preferably uninhabitable and therefore unmortgageable with only cosmetic improvements needed, not structural. Contractors will be hired to assist with the work.
We are not looking to evict anyone, so vacant properties are a must. Only highly desireable pride of ownership neighborhoods are in the mix and are mainly coastal with good school districts. Our guidelines are strict and we are committed to our disciplined approach in this market - not simply buying something because it is "cheap".
After purchasing the property and fixing it, our goal is to then price it aggressively to sell. We do not wish to buy and hold. Our objectives, in order of importance, are to preserve investor's capital (hence the all cash deals) and then return at least 10% on each property to the investors.
The minimum investment is $10,000 per unit (100 units in the Fund), hold time 1 year, IRA money OK.
