Jaco Builders looks for opportunities in the high end luxury housing market. Most of the properties we buy are “knock downs”. We then design and develop housing for wealthy north shore families. Typically, the new housing will cost 5+ million dollars and we are looking for capital which will be invested as equity in our deals. MY most recent deal had a land price of 2,425,000, + cost of the house + soft costs + interest + site work + builders fee + brokers fee and is on the market for 6,200,000. We are now starting to see some very interesting properties that are being discounted because of the slow down in the housing market. We think that this is a great time to invest because of the time it takes to find, design, get permits and actually build these houses that the market will start to turn around in late 2009.
