Description: Executive Summary Introduction Scotia Developments Inc. is a small construction company formed from a dream to run our own business. The company has successfully operated in the Calgary area for the past ten years working on both small and large scale construction, repair, and alteration projects focusing on residential contracting. With the business once again picking up in our local area and the desire to improve overall profit margins, the company is planning to shift its target market from smaller residential projects to larger residential and commercial projects. This business plan will lay out our goals and tasks to make this transition successful and create enough market share to succeed in this highly competitive market. The Company Calgary, Alberta based Scotia Developments Inc. began in 2000 when Mr. Ian Biggs wanted his own company working in the trade he studied. In 2000 the original company was merged with another small scale local company, Simon Contractors and the company began to bid successfully for residential projects. In 2009 we opened a division in Halifax, Nova Scotia. Services Scotia Developments offers comprehensive services designed to allow the company to do whatever it takes to finish a project. Some of these services include; design work, remodeling and alterations, permitting, site preparation, carpentry, cement foundations, painting, and plumbing and utilities installation. In addition, skills Scotia Developments lacks can be subcontracted. The Market The Calgary area is once again booming at this moment, overall business growth during the past ten years has averaged approximately 9.5% and is expected to continue for at least the next five to ten years. This makes for a very attractive market for Scotia Developments Inc. We will be concentrating on the projects that will provide us with the greatest margin, in other words those projects with multiple stage construction, ie. New home residential construction (Inclusive). Also we will be concentrating on commercial projects in the Calgary area such as new office buildings and restaurant renovations. This is the fastest growing segment of clients requiring our services. The other categories that we will serve include the High Rise apartment renovation segment, the special facilities segment, and all other potential larger scale residential and commercial clients. Financial Considerations Scotia Developments has some amount of debt due to the fallen economy but hopes to recover and move forward. We expect to see increased profits from our market shift efforts by the end of 2010. Over the next three years we expect a steady profit rebuild to sustain us in this desired market. We estimate that we will be able to reduce marginal costs and increase overall profitability by 2011 or 2012 as we grow and take advantages of economies of scale. 1.1 Objectives Scotia Developments Inc. plans to: • Significantly expand into the commercial and office building contracting market to improve profit margins and increase local market share. Also expand into the ever growing New Home construction market as an inclusive service provider. • Expand services and decrease costs by creating a permanent Drywall/Painting crew, as well as adding a bookkeeper and an accountant to our staff. • Begin to market and offer services in the Edmonton and Lethbridge areas as well as in Halifax, Nova Scotia. 1.2 Mission Scotia Developments Inc. strives to offer the finest quality design, site preparation, cost estimates, construction, repair, and alteration to clients needing large scale construction services, whether it be office buildings, warehouses, large apartment complexes, public works, Complete New home builds etc. Scotia maintains the highest standards of service in the residential and commercial construction industry. We will maintain our membership to the BBB and other accredited construction bodies. 1.3 Keys to Success The local residential and commercial construction market is booming at the moment. In order to achieve a defendable position in this environment, Scotia Developments must concentrate on the following tasks. • Secure at least 2 small scale commercial contracts over the next 2 years. Secure at least 5 large scale residential contracts over the next 2 years • Expand our customer base through expansion into other geographic areas to retain a sufficient level of profitability. • Increase marketing expenditures by 15%.
