I am looking for start up capital for a commercial and residential development in the Texas Hill Country. I have over 9 years experience in this field. I will oversee all phases of the development and am willing to structure the deal to make it a win win for the investor. I am not greedy in any way, and understand that the investor will have exposure as well. The property I have located is perfect for this type of improvement. I operated a 70 million dollar company for over 9 years as its V.P. of development. I could not advance in the company and have decided to go out on my own.
This development will start cash flowing in 9 months from the Contract date. I will accomplish a majority of the planning and development approvals during the 60 day feasability period. Sales can begin in the 8th month, with closing of properties in the 9th month. I have met with the local school district in the area and they expressed an interest in an elementary and high school site on the property.
The property is 1,500 acres and has over 2.5 miles of HWY frontage. The property has been clearedof all scrub brush and is covered with huge mature oaks. The terrain is gently rolling and should not pose any problems from a development stanpoint.
I have prepaired an Executive Summary, Pro-Forma and a location map as well for the project. I have a name and theme as well.
