Description: I am a real estate investor looking for a hard money partner/lender. I would prefer a partnership, but would like to establish a relationship with a hard money lender. My general business plan is this: 1. wholesale distressed/REO properties to other investors. 1. For the REOs, I probably need the hard money, just to satisfy the financial institution. 2. Expect to have a turn around time of 30 to 45 days. 2. if the seller agrees to the offer, and the property is in 'good' condition: 1. do seller financing. 2. do a lease option or a wrap around mortgage to another buyer. 3. move into commercial or light industrial RE in a few years. Based upon the 'step' one of my plan: would this type of offering work for you? If so, what are your terms?
