Description: My business partner and I have bought, remodeled, and sold over 20 homes per year since 2004 and sold more each year we've been in business. We started by working together in the Modular Housing business. I was the General Manager and he was the Sales Manager for the leading company in the business from 1999-2003. We decided to go out on our own and have never looked back. When we first started and up until today we have always put our funds up along with family members and close friends. Everybody we have ever invested with has made good money. Here's our hurdle, we have the capability to sale more homes and are equipped to do so. We just don't have the capital to double our business. We have more customers than we do houses since the government is actually paying them to buy a house. We have a great relationship with Bank of America and Wells Fargo for our customers. We only hold a property on average for about 3 1/2 months to no longer than 6 months before it is sold. What we need: Individuals who would finance our properties for 6 months and in return they would get 1.25% per month for up to 12 months payable back in interest only payments with a balloon payment of principle at closing with per diem with a minimum 3 months payback even if only hold for 2 months. The collateral would be their back door which is a completely remodeled home with a loan amount well under tax value if we failed to pay. Our credit is 770 plus for the both of us, we have a great network of people and we have all records on file to back it up. We just feel like we're in the catbirds seat and are willing to pay 15% APR because we make plenty and so should the investor. We are only looking for investors who want to invest into 1-2 at a time for a period of 2 years because we know our limits and we know our comfort zones. By getting 5-10 investors they could roll their money a few times per year and make 15% or more on their money. We don't want a 500,000 loan payable back over 10 years or anything like that. We are looking for brokers, venture capitalist, or whomever that want a great asset backed investment with an above average return.
