Firebird Wholesale Investments: My name is Charlie and I started out working in acquisitions exclusively for a broker/Investor named Dan Valentine Sr. who's long and highly successful career spanned an amazing 38 years and was built from the ground up in Maricopa County which is the Phoenix Metro area and the various surrounding cities. A High level of market knowledge that is something only earned by building a life and career in the same city since before half of the structures that stand today even saw the drafting table, he had a vast network of local investors, rehabbers, buy/hold, and turnkey portfolio builders as well as international investors that entrusted millions over millions with him to invest. I begin with that short and far from complete bio of my mentor because he took me in after barely even being able to walk again as I was still recovering an accident which resulted in a broken neck from c1 to c6 and had literally only months before spent 28 days in a coma that nobody thought I'd wake up from, let alone walk again, and factor in my capacity to think comprehensibly and retain knowledge after a brain stem bleed and traumatic brain injury? That is not something I will ever forget and that is not something I will ever take lightly and let myself lose. I read, watch, or talk with someone about Real Estate every day and my appetite for learning never ends add that on top of the solid foundation in all aspects and a real push towards always knowing and identifying what the benefits are for my investor I am passionate to consistently find new ways that provide the highest rate of returns for anyone who entrusts me to be the source of their investent vehîcle. I'm here looking for note investors who will buy some seller finance notes secured by property all notes will be first position and performing 30/10 at around 9 or 10% all debtors will have put 15 min and up to 30% down and will be compliant in every aspect as a required of D odd Frank.I have done my diligence in all legalities of my system and have gotten it ready to unveil publicly. my target market has been identified and I seek this funding to purchase these notes from seller right in escrow so they can be cashed out upon COE. The LTV's will be close or at 70% with a 2nd carrying any overages which will be minimal and may or may not be purchased as well although that will only be optional . these notes will be offered at a slight negotiable discount for he firsts and a larger discount on any of the 2nd's I hope to find and build long term relationships with investors who I can Learn from, employ in the healthy growth of Firebird and I only mean mentor ship and experienced advice.
