Funding for my rehab projects. Im looking for 12 month loans.

My company consist of two departments. These departments are real estate and construction. We buy distress properties in the chicagoland area and rehab these properties and then resell for a profit. We have been rehabbing and flipping properties for fifteen years. I am looking for someone to invest there money towards my business to gain a profit. I am up to listening to all terms and condition that u feel confortable with.
I currently own a 10 unit building that consist of all 2 bedroom units. The property has no mortgage. Im interested in borrowing $75,000 to rehab these units. Once the units are rehabbed the projected rent is $850.00 per unit. This is would be $8500.00 gross monthly. I am looking for a 1 to 3 year loan. The rate is of course, negotiable.
