My inital goals are the purchase of all affordable, forclosure, distressed single and multi-family housing in my immediate area for long term growth and appreciation, while tenants pay the carrying costs of ownership. I am faily handy at renovation and I have 1 unit currently, with a 33%ROI. I believe that to be succesful I need to expand rapidly, as my area has huge groth potential for a small city and there are only a few small time investors as competition. A well funded investor could capture the entire market with a respectable future profit when the housing market returns.
Lockhead Martin Manufacturinghas a plant in town and is expanding, Best Buy has a warhouse and is growing in their market, and the new Casino in the next town is causing a large demand for affordable housing that can be capitilized quickly w a secure line of credit.
I believe investment property is the road to wealth building and I am seeking 1 million dollars for capital expansion.
