Description: I have a small company where I buy, renovate, and sell homes. I do the purchasing, the timelines, budget and hire and run the sub-contractors. I have a great eye for design so the goal is to take older and dated homes that are in great neighborhoods in the Philadelphia suburbs and transform them into up to date, open floor plan living that today's buyers are looking for. I do all of the design work, floor plans, color choices and buying. I also have my Pa Real Estate License so that I can list the homes on my own thru Prudential Real Estate, and pull all of the relevant information that I need. I love doing flips, and have a track record of getting them done on time and on budget. Even in this slower market, I have sold the homes that I have renovated- since I have chosen markets that have not been gravely affected by dipping home prices. I have been renovating in markets where a lot of new families are moving into the area because of the proximity to the City and the school districts. I am looking for capital investors who will be able to fund the money for both the purchase and the renovation costs on a 30 day turnaround basis. Obviously with the credit markets the way that they are, I am getting jammed up on getting financing thru the traditional means as I had been doing. THe prices ranges of the homes I am looking to purchase would be between $150,000 and $350,000. With approximately $50,000 max of renovation and carry costs - this depends on each project and the projected sales price and selling time. I do hope that you can locate an investor that would like to invest in real estate, as we move thru this crucial time in the marketplace - which has still been moving ( even if slower) in the markets that I am targeting.
