I have a great deal of experience in the creative real estate industry. At this point and time all I need is a source of funding I can turn to at all times when I locate these properties.
I purchase property at least at 65% below market value (usually 50%) do some small repairs, if need be and I have my buyer in place before rehab is complete or in less then a six month period of time. Of course I look for buyers who can go straight to the bank, but I have no problem doing a lease option, land contract, rent to own or what have you. I am also a consumer credit counselor and it is manatory that all of my land contract customers participate in my budgeting and credit repair/credit establishment program.
