Looking for money to purchase developed vacant residential subdivisions where I can completely control the product mix, subdivision amenities and marketing. Goal is simply to purchase lots at a steep discount and build model homes that are in the most desireable price range which is currently under 300k in the area I am targeting.
Key is to find investor that can purchase the subdivision with cash and also fund the models with cash. My part will be to find the subdivisions (currently have two subdivisions targeted), establish the marketing by working with the most successful realtors in the area, work with lenders so that people who wish to purchase homes will have quick access to financing (some lenders will provide a computer at the model home so that prospective buyers can apply immediately on-line for financing) and build the homes. I would receive 7% of the cost to build each home including the lot. All other proceeds would go to the investor.
I used to have a very successful home building business but had to close the doors when 3 of the subdivisions where I had models and specs came to a screeching halt.
I have a Bachelor's Degree in Finance and Economics from Rockhurst University here in Kansas City and many years of management experience in both residential and commercial construction. I am open to working on any type of projects but feel that the one I am proposing would be very lucrative.
