I am a licensed real estate Broker, appraiser, and home inspector who looks for real estate flips. I would like to be able to multiple flips at once. The few I have done have been very successful. Knowing real estate like I do I believe I know where the best and highest use of capitol use is needed. I evaluate each property not based on work required but location, demand in a particular area, days on the market for a particular area. Keeping those aspects of sales in mind I am able to unload properties quickly. Unfortunately I do not have unlimited funds to keep this going like I would like to.
The first property that was purchased was in a very high demand area with few properties on the market. The home was 50 years old on less than a half acre and on the market for 2 1/2 years. The home was rehabbed in 3 months and sold in a week for a profit of $48,000. I know that If I had access to more capitol I could produce sustainable results in any market.
