Have Coastal Land in Caribbean appraised value US $36M. Services all connected - shovel ready. Also in place, signed agreement with global luxury market hotel group. Brand will provide name etc, and US $4M for fixtures & fittings contribution. Plus, nation govt signed agreement to provide grant of US $8M and multiple tax incentives, etc, etc.
Two pimary lenders have offered 80% LTC for first phase total cost of US $225M.
Current problem; overun on costs for utilities has left us short US $300,000 to cover fresh land appraisal for lenders and other due diligence costs. Need a swift resolution to this problem and, therefore, prepared to offer 100% ROI and possible small equity share to cash contributor.
