Description:
a. Description of the Business:
e2 Homebuilders, LLC will be a residential construction company initially operating the Dallas/Ft. Worth Metro Area. Utilizing the e2 Brand Standards, we will build and sell a high quality, high value, single-family residence.
What sets e2 Homebuilders apart from other homebuilders is its philosophy of doing business. It’s about how our products and services are delivered with the same level of quality no matter where a customer purchases a home. What will also help set e2 Homebuilders apart from its competition is it’s participation in the Green Built North Texas program, and achieving a “green” certification on each and every home we build. Over the next few years e2 Homebuilders will establish itself in the Dallas/Ft. Worth market as a quality homebuilder that is very homeowner oriented.
b. Products:
e2 Homebuilders floor plans will be built in the Greater DFW Metropolitan area and will only be built on finished lots in communities that are in desirable locations. All floor plans will be a minimum Level 1 Certified Green home by the USGBA North Texas and Green Built North Texas program. All of our plans are value engineered to provide the most value possible to our customers by eliminating non-value added elements in our homes.
c. Location:
The Dallas/Ft. Worth, Texas area was chosen because of its consistent history for new home building and its future projections over the next five years according to the National Association of Home Builders (NAHB), Robert Siegel and the Texas A&M Research Institute. With the state of Texas recently moving to the top of the list of US states with the most corporate headquarters, the Dallas/Ft. Worth Metroplex has reaped the benefits. With such large corporations as Citi, American Airlines, Texas Health Resources, Baylor Health Care System, Lockheed Martin, Texas Instruments, and AT&T having operations in Dallas/Ft. Worth, population is expected to increase by an average of 2.2% each year over the next 10 years. The expected Employment to Permit ratio over the next three years is projected at 1.29. Both of these statistics are strong market indicators for homebuilders.
d. Management/Personnel:
e2 Homebuilders will be operated and managed by Brent Wiese and Christopher Barron. Brent has worked as a Project Manager and Vice President of a residential homebuilder over the past 5 years and is a Certified General Contractor in the state of Florida. Christopher Barron has worked as a financial analyst for AT&T for 10 years. In order to keep the company’s overhead to a minimum, Brent will be initially running the day-to-day operations. In addition to this, he will also be analyzing where the company is, where it must go, and what he must do to get it there, and will be solely responsible for the sales and building operations. Chris will be solely responsible for analyzing and balancing all accounting, budgeting and finance operations. They will achieve success by developing relationships with local developers, realtors and building partners.
e. Financial Safeguards:
e2 Homebuilders follows a strict business discipline outlined in the e2 Homebuilding System. Excerpts from this guide can be found in the Appendix of this document. The e2 Homebuilding System contains controls that limit unsold inventory, work in process, debt to equity, and cash reserves. Much of this control is automated, allowing the President/COO to closely follow his company’s performance on a day-to-day basis, and limit chances of any oversight. e2 Homebuilders will follow a much-disciplined approach to business to limit their risk in this challenging market, and in the future.
