The company is farmland producing corn, wheat,soybeans, and sorgum with calves being backgrounded on wheat during winter. We will add 60 dairy cows to the mix for diversification and excellent cash flow . The cows will not be confined but will be grazed on wheat and sorghum sudan grass. We are attempting to buy 640 acres in Oklahoma. 375 acres is presently irrigated with another 125 that needs a new well. The rest is non- irrigated. We are looking for an investor to fund this property and we can offer 9 % rate of return and we will give profit incentives so rate of return could be higher . The investor will have 1st mortgage on the land . The current high prices of grain can be sold for the next three years at very high prices , but there will need to be funding for this also. We are looking to borrow 640,000 for the land and $80,000 for a new well. We can split this up if the investor wants to invest a smaller amount. We can arrange that the investor has a 1st mortgage on the land with the amount he is lending. We would request a minimum of $50,000 on this arrangement. We can provide cash flow on the land . We are looking to be amortized over 30 years we can offer a balloon on this we would like a year notice so we could find alternative financing. We have a $750,000 whole life insurance policy which could be assigned to pay the amount off in case of death.
