The San Diego Real Estate market is heating up again. I used to flip houses prior to the downturn and am getting back into it. Over the past month there have been multiple bidders on all fixers I've tried to get. The market is now demanding cash buyers only and quick closes.
I'm looking for investment partners. I'd like to have 2-3 houses in the market at all times providing a strong and consistent ROI. There are two levels that I will be investing, the $500,000+ where the market is strong and the <$200,000where you can flip to a veteran or military family. They get great no money down loans and they can get into a house for less than their rent. Our return is the same. The goal is 5% per property 90-days start to finish. Once we get the first 3 we will be flipping one per month on average.
