My husband and I own and run a real estate appraisal business. My husband has been appraising for the past 10 years and I became a licensed real estate appraiser last year.
We have also been investing in real estate now and then.
We purchased a condo in Charlotte NC across the street from UNCC. It is a 3 bedroom/2 1/2 bath unit, which we are presently renting out.
We are in the process of purchasing a 4 bedroom, 2 bath bi-level ranch with a 2 car garage on 0.847 acres, also in Charlotte, NC. We should be closing the end of this month.
The property is assessed at $110,000. It is a foreclosure and the bank bought it back in August of 2008 for $87,000.00. We are purchasing the property for $45,000 cash and estimate renovations to be approximately $25,000 to $30,000. Upon completion of the repairs, there will be $50,000 to $60,000 equity in the property above the amount of our loan. We have a tenant ready to move in as soon as the property is ready.
We are looking for an investor to work with us for a business loan for the amount of the renovations.
