We are a fairly young company that buys, renovates and rents out homes in Minneapolis and St. Paul. As of this writing (7/26/12) we have 12 properties (22 units) and are open to any type of financing offers.
Primarily we are looking to buy and hold. But we would also like to sell 20-40% of the properties that we buy. We are actively marketing 2 of the 12 right now.
We have paid our investors 13% thus far (promissory notes, no collateral), and we would be open to paying 15% plus transaction fees for a line of credit for $500,000 - $1,000,000. If you would prefer, we could do 12% with transaction fees if you would like to record liens against the real estate. We currently own 8 of the properties free and clear (value roughly 1.25M), but will be financing them in the next month.
